We cover the whole island, and every part of it asks something different from a home’s structural cover. Up in Kula and Makawao the elevation brings cooler nights and heavy morning dew, so moisture control and good attic ventilation matter more than most people expect. Down in Kihei and Wailea the sun is relentless and the salt air rolls in off the water, which is hard on fasteners and flashing.

Paia and Haiku catch a lot of rain coming off the north shore. We see more moss, more algae streaking, and more clogged valleys in those areas than anywhere else. In Wailuku and Kahului the homes tend to be older, and we often find layers of old material that were never removed when someone re-covered the house years back.

Lahaina and the west side get strong afternoon wind. Loose edges and lifted shingles start there, usually along the leading edge that faces the slope. Knowing which failure to look for first saves everyone time.

Signs Your Home Needs Attention

Most homeowners call us after they see a stain on the ceiling. By then water has usually been getting in for a while. There are earlier signals worth knowing.

Look at your gutters after a hard rain. If you see grit and granules collecting, the surface layer is wearing thin. Check the ceiling in closets and corners of rooms that do not get used often, because that is where a slow leak hides longest. Walk outside and look up at the ridge line from a distance. If it dips or waves instead of running straight, something underneath has moved.

Inside the attic, look for daylight coming through. Look for dark streaks on the wood, which means water has run down at some point even if it is dry now. A musty smell in an enclosed space is worth a call on its own.

None of this means you need a full replacement. Often it means a repair now instead of a much larger job in two years.

What Happens During an Inspection

We start on the ground and walk the property first. A lot can be read from below, including how water is moving off the structure and where it lands. Then we get up top and check the field, the valleys, the flashing around anything that penetrates the surface, and the condition of the edges.

We take photos of everything we find and we show them to you. If we say something needs work, you get to see the same thing we saw. If the answer is that your cover system has years left in it, we tell you that too and we leave. We would rather come back in four years for a real job than sell you something you did not need.

The visit does not cost anything and we do not ask you to decide on the spot.

Materials That Hold Up Here

What works on the mainland does not always work on an island. Salt, humidity and constant sun change the math.

Metal is our most common recommendation for homes near the water. Aluminum in particular does not rust the way steel can when salt air gets to it, and a standing seam profile hides the fasteners so there are no exposed heads sitting out in the weather. It costs more up front and lasts a long time.

Asphalt shingles still make sense for a lot of homes, especially inland. The architectural grades handle wind better than the old three tab style, and they are straightforward to repair if a section takes damage.

Tile suits certain homes and certain neighborhoods, and it lasts for decades, though the structure underneath has to be able to carry the weight. Coatings and membranes work well on low slope sections, which many homes here have over a lanai or an addition.
