We pressure wash, treat any existing moss or algae, let the surface dry, and treat any open seams before the coating goes down. Two coats minimum. The seams and penetrations get extra material since that’s where any coating system starts to fail first. Most coatings we use carry a 10-year performance warranty when applied to spec. Coating is significantly cheaper then replacement and it buys real years on a roof that’s structurally sound but showing its age.
